About the Neighborhood

Financial District

Located in the center of the historic city of Boston, the Financial District is the metro's largest office area. The Financial District features some of Boston's most iconic office buildings, including 100 Federal, One International Place, and One Beacon. The submarket is well served by public transit, is accessible through five rapid transit subway lines, and is within walking distance of two of the area's largest rail hubs—North and South Station. Other cultural landmarks like the Boston Common and Old State House, as well as retail in Faneuil Hall and the North End, make this neighborhood appealing to office tenants.

The Financial District draws firms from a diverse array of industries. As its name suggests, companies in the financial sector have the largest presence here including giants like Bank of America, Wellington Management, Brown Brothers Harriman and State Street. While these companies still dominate today, tech and life science firms have headlined recent leasing activity. Pricey rents and lack of available space in the tech sector's traditional home of East Cambridge have spurred many to look at the Financial District. Spotify, Twitter, Klayvio, and Medidata are some of the most prominent tech firms who have recently leased space here.

Due to this changing nature of demand, as well as competition from areas like the Seaport, the Financial District's inventory has undergone a recent refresh. Dozens of towers from 33 Arch to 10 Post Office Square have received upgraded lobbies and added amenities. Among the most notable transformations is One Post Office Square, which is undergoing a quarter-billion-dollar renovation that will add 300,000 square feet of space and cover the tower in glass. With vacancies low and large blocks of space hard to come by, ground-up construction has started to become prevalent. Millennium Partners is underway on the $1.3 billion Winthrop Square Tower, set to be the tallest building in the district, which will deliver 700,000 square feet of speculative office space by 2022. This project, plus towers in the adjacent North Station area, is sure to alter the landscape of the Financial District in the coming years.
